What is an EPC?
An EPC is a document that provides information about the energy efficiency of a home and the impact it has on the environment. It places your property in a rating band, which can be used to compare the efficiency of different properties. There are also estimations of your current energy costs and recommendations about how you might improve the energy efficiency of your home and so save money. It also gives an indication of the savings you might make if you act on the recommendations.
Other information includes an estimation of how much carbon dioxide is produced to heat and light the property, as well as a breakdown of how certain features of your home currently affect its energy performance. *An EPC remains valid for 10 years. How are they produced?
A qualified and accredited assessor will visit your home and make detailed measurements and observations. They will record information concerning insulation and how energy is used to heat and light the property. They will need to take numerous photographs and have access to all areas of the building, including roof spaces.
This information is then put into a computer program that will calculate a rating for your home and list recommendations for how to improve that rating. This program makes certain assumptions; for example it uses a standard heating pattern to work out how much fuel would typically be used in your property. |
